Country Acres Estates Gives Council a Look at What’s Coming Next for Lumsden

One of the more interesting conversations during the June 9th meeting of Town of Lumsden Council came when representatives from Country Acres Estates appeared before council to provide an update on how the development is progressing and to talk a little about where things may be headed in the years ahead.

Unlike many presentations that come before council, this one wasn’t about asking for approvals or pushing through a request. Instead, it was more of a check-in conversation, giving council a chance to hear where the project currently stands and what the developers are seeing as they continue building.

At this point, developers reported that of the first 22 lots that were made available, 13 have already sold. Several homes have already been built, while others are currently under construction, showing that interest in the development continues to move steadily forward.

But the conversation quickly moved beyond simply how many lots have sold.

A large part of the discussion focused on what future growth in Lumsden might actually look like and whether the community needs to start thinking differently about housing in the years ahead.

Developers explained that while large residential lots remain attractive to some buyers, future demand may begin shifting toward different types of housing.

The conversation included discussion around smaller homes, duplexes, more affordable housing options, and even housing better suited for seniors who may want to stay in the community while moving away from larger properties that require more upkeep.

One point that seemed to come up several times was the idea that growth has to match what people actually need, not simply what developers are used to building.

There was also discussion around younger families and what it takes to attract them to a community like Lumsden. Part of that conversation led to talk about schools.

Developers indicated there have been conversations in the past about the possibility of land being set aside for a future school site if population growth eventually supports that kind of expansion. Nothing is imminent, but the discussion made it clear that future planning is very much part of the conversation.

Council also heard that significant infrastructure work has already gone into the development.

Developers explained that portions of the infrastructure were intentionally built larger than what is currently needed so future phases of expansion can happen more easily later on rather than needing to go back and rebuild major systems from scratch.

There was also discussion around marketing.

Interestingly, developers emphasized that they’re not simply marketing lots within Country Acres Estates. They said much of their effort has focused on promoting Lumsden itself as a place people may want to move to.

That includes outside advertising efforts, community promotion, and broader attempts to attract families who may be considering relocating from places like Regina.

One interesting part of the conversation centered around the bigger picture of how communities grow.

There was discussion around creating housing options that allow people to spend their entire lives in one community. In other words, younger families move in, raise children, and then later in life have options to remain in town rather than being forced to leave simply because suitable housing no longer exists for their stage of life.

Throughout the discussion, what stood out most was that this wasn’t simply a conversation about selling lots. It was a much broader discussion about what long-term growth in Lumsden may actually look like and what kind of planning will be needed if the community continues expanding in the years ahead.

For council, it offered a glimpse not just at one development project, but at some bigger questions the community may eventually need to answer about growth, infrastructure, housing, and what the future of Lumsden could look like ten or twenty years down the road.
